Helping you, or a parent you love, move to what’s next

Moving after many years in the same home is about much more than real estate. I help homeowners and their families plan the move at a comfortable pace, sell with care and find the right next home.

I’m Chelsea McFarland, co-founder of the McFarland Prey Real Estate Team. Many of my clients are selling a long-time family home, often with adult children helping from across town or across the country.

Who I help

A move this big deserves patience

There’s no rush. We’ll go one step at a time and make decisions together, with your family involved as much as you’d like.

Homeowners ready to downsize

Less house to care for, a simpler budget and a home that fits the next chapter.

Adult children helping a parent

A clear plan everyone can follow, with one person coordinating the house.

Moves to a care community

Timing the home sale around a move to independent living, assisted living or memory care.

Families who live out of town

Photo and video updates, trusted local vendors and e-signing, so no one has to fly in.

Your options

We’ll weigh the choices together

I’ll help you compare the numbers and the practical side of each option, so you can choose what’s right for you. I won’t push you toward any one of them.

  • Downsizing to a smaller or single-level home
  • Moving closer to children or grandchildren
  • Moving to a retirement or care community
  • Staying put for now, with a plan for later
How it works

A simple, step-by-step process

Every move is different, but most follow the same path. I’ll walk you through each step at a pace that feels right.

  1. A relaxed first conversation

We meet at our office on Grand Boulevard near Manito Park, or I come to your home, whichever is more comfortable. Family is welcome to join in person or by phone. There’s no cost and no obligation.

  2. A plan and a timeline

I bring a printed plan you can look through at your own pace. It shows what your home could sell for, what your next home might cost and how to time the move so you’re never rushed.

  3. Sorting and moving help

I connect you with move managers, estate sale companies, donation pickups and movers I trust.

  4. Preparing and selling

We make only the updates that pay off, then market the home with professional photos and careful negotiation.

  5. Moving day and closing

I coordinate closing with your move, so the timing works for you. Most paperwork can be signed electronically.

What I take off your plate

The details, handled

Here’s the house-related part of the move I can manage for you and your family.

  • Pricing your home and showing what you’ll likely net
  • Finding and touring your next home
  • Referrals to move managers, estate sale and donation services
  • Getting bids from trusted contractors for small repairs
  • Keeping adult children updated, wherever they live
  • Timing the sale and purchase so you only move once
Questions families ask

Downsizing and senior moves: FAQs

Should I buy my next home first or sell first?

It depends on your finances and how much flexibility you want. We’ll go over the options, including asking for extra time after closing, and pick the one that keeps the move as calm as possible.

Do I need to fix up my home before selling?

Usually not much. Many homes sell well with a good cleaning and a few small touches. I’ll show you which updates are worth it and which aren’t.

My children live out of state. Can they be involved?

Yes. I’m happy to include them in calls, send them updates and set up electronic signing, so the whole family stays informed.

Where do we even start with all our belongings?

Start with what matters most to keep. I can connect you with move managers, estate sale companies and donation pickups to help with the rest, and the house doesn’t need to be empty before we start planning.

Can you help with taxes or benefits questions?

I’m not a tax, legal or financial advisor. For those questions I’ll point you to a CPA, financial advisor or elder law attorney, and I’m happy to work alongside them.

What does it cost to talk with you?

Nothing. The first conversation and a market analysis of your home are free, with no obligation.

What families say about working with Chelsea

“Recently, circumstances made it necessary for me to sell the home I shared with my late husband for twenty-five years, a painful business. Thank God my realtor was Chelsea McFarland! From our first meeting I was struck by her kindness, deep knowledge of the home-buying process, and her unfailing support. She guided me wisely throughout, from helping me locate the perfect new home for me to purchase to preparing my marital home to be sold; I was particularly grateful for her guidance on home preparation, helping me make the changes such as new paint and carpeting that would help the home show well but skipping other updates which would require money that I wouldn't recoup upon selling. I had heard from many people that it's a tough time to be selling a house in Spokane, but thanks to Chelsea, on the third day after listing, I had four offers to purchase my home, and the negotiation process went quickly and smoothly. I can't say enough about Chelsea's skill and professionalism; I give her my highest recommendation! Besides, she's a terrific person who is a pleasure to work with. Thanks Chelsea!”

“Chelsea was a pleasure to work with. I am not local, so she went above and beyond preparing the house for market. She was well connected with other services I needed (contractor fix, staging, landscaping services). She was responsive, usually within minutes to my inquiries. She communicated often and thoroughly with me so I always knew where we were in the process. I always felt represented well in the negotiation process. I highly recommend Chelsea with no reservations!”
— Peter L., Google review, May 2024

“Chelsea did a fabulous job selling our mom's house. She's highly organized, an excellent communicator and very knowledgeable about the real estate market. Her help and service with prep, staging, pricing and negotiating final terms were outstanding. Chelsea facilitated and managed every aspect of the sale to our absolute satisfaction.”
