Your First Deadlines
☐ Deposit earnest money within 2 business days of mutual acceptance
☐ Schedule and complete the home inspection within 10 calendar days of mutual acceptance
☐ Review the inspection report and decide how to respond
☐ Submit and negotiate the inspection response, if applicable
☐ Apply for homeowners insurance within 5 business days of mutual acceptance
Loan & Title Process
☐ Complete your lender’s formal loan application
☐ Provide requested documents promptly
☐ Lender orders the appraisal
☐ Review the preliminary title report
☐ Receive conditional loan approval
☐ Complete any remaining lender requirements
☐ Receive final loan approval
Preparing for Closing
☐ Review your Closing Disclosure
☐ Confirm the final amount needed for closing
☐ Arrange for your closing funds
☐ Complete the final walk-through
Funds for Closing
Your final funds may be delivered by wire transfer or cashier’s check.
Wire transfer: Wires should be initiated before the scheduled closing date or first thing in the morning on closing day. Banks and closing companies generally have wire cutoff times around 2:00 p.m. Always verify wiring instructions by calling the closing company at a trusted phone number before sending funds.
Cashier’s check: Cashier’s checks are subject to a 24-hour hold before the funds can be used. Because of this hold, a cashier’s check cannot be used when signing and closing are expected to occur on the same day.
Closing & Possession
☐ Buyer signs closing documents
☐ Seller signs closing documents
☐ Buyer delivers final closing funds
☐ Lender sends loan funds
☐ Closing company submits the deed for recording
☐ Your agent confirms the purchase has officially closed
☐ Keys are released according to the purchase agreement
A note about closing day: Signing, funding, recording and receiving keys do not always happen on the same day. Timing will depend on when the buyer and seller sign, when funds are received, the lender’s timeline, wire cutoff times, and the county recording schedule. If everything is not completed before the daily cutoff, recording and key delivery may occur on the next business day.
